The mooring is situated at maypole dock, a private spur off the grand union canal at Southall. Maypole dock has excellent transport links with Southall station just 12min walk away providing links into Ealing and Paddington station. Connected on the Elizabeth Line there is rapid access to Paddington and across London, and also to Heathrow. There is ample parking around the dock and the M4 and M25 are within 10- 15 mins drive. Amenities around the dock are pretty close and the community spirit is excellent with many very friendly long-term residents.

The whole area around the dock has been completely renovated into a beautiful modern residential district with works recently completed. Maypole dock itself has circa 28 boats on single linear mooring giving the feeling of space and almost countryside living. Housing a group of residents comprising of professionals, trades and retired persons it's a lovely harmonious place to live. The dock is equipped with a post room, launderette, toilet and sluice. Phone lines can be connected to receive broadband, sky etc. but at present I just use mobile broadband. The boat was taken out of the water and surveyed September 2021 with good results with the bottom having between 10 and 11mm, sides having between 6 and 7mm and a few maintenance recommendations. Survey available on request. Boat safety was done in July 2022 and all recommendations undertaken and signed off. Fitted with a robust 3-cylinder Perkins engine. The mooring comes with a garden the full length of the boat at 63ft long.

Landscaped into separate areas and finished with a large array of plants and pots. There is a lovely 7x9ft summerhouse with bifold doors opening out onto the landscaped garden, making a lovely place to sit and catch the afternoon sun.
